Materials used: To assure best quality and durability, only top of the range materials are used for the construction of our villas, such as hard wood, granite, slate, sandstone, hand-crafted clay roof tiles and ceramic tiles for the pools. All outer and supporting walls are heat and sound insulated double walls (30cm thick) ensuring that the house stays cool and being fire resistant for a duration of up to four hours.

Top notch Western fittings, fixtures and engineering systems ensure a safe and maintenance-free living comfort. The appearance and colors of all Saiyoi villas are based on traditional and contemporary Thai designs. Subtle earth and terracotta coloring, along with the dark colors of Teak and local hard wood create a warm and comfortable atmosphere.

Shopping and amenities:
Several small local street restaurants and shops re only a few hundred metres away. A scenic floating seafood restaurant can be reached by car or motorbike within five minutes. The local fresh market is open three days a week and can also be reached by car or bike within five minutes.


Villa ownership
The only legal option for foreigners to own land in Thailand is a leasing contract. Thai law allows for leasing contracts up to a maximum of 3 x 30 years. A 3 x 30 years leasing contract also is the legal foundation for foreign villa owners here at Saiyoi Hills Residence. A building however can be owned by a foreigner. Thus your name will appear in the official house paper of your villa. The leasing contract is transferable and you may sell your villa to a new owner at any given time.

Land plot sizes and purchase of additional land
The one storey villas Malee and Sunee at Saiyoi Hills Residence come with a 800sqm land plot. The two storey villas Anchalee and Tassanee include a 1.600sqm land plot. Additional land might be purchased when purchasing a villa - please inquire for prices and more info.

Electricity, water and phone lines
220V electricity is supplied by underground power lines. Water is supplied via Saiyoi Hills Residence's own water reservoir. A water tower erected near the highest point on the hills guarantees for 24 hour water supply and efficient water pressure. Phone plugs and connections are installed in each villa. Yet, villa owners will have to apply for a connection at the local telephone company. On request, our management team will run the application process for you charging a small service fee.

Recreational areas
The philosophy behind Saiyoi Hills Residence is to provide villa owners with a safe and natural environment. To assure this, wide areas of land are kept as public areas with a natural forest. Some of these areas are kept in original jungle condition as our aim is to keep as much trees and tropical vegetation as possible untouched.

On site management, gardening and safety
The Saiyoi Hills Residence management team provides different service packages to assure that your villa, garden and pool are kept in best condition for a separate monthly service fee. Gardening and upkeep of public areas and water and electrical system, as well as trash removal and road repairs are included in the monthly service fee.

Land plot layouts and gardens
The land plots for each villa might differ in shape and slightly in size, to assure that we can save as many trees as possible. Saiyoi Hills residence is planned around nature and not the other way around like in overdeveloped areas such as Phuket and Pattaya. Instead of cutting of a tree, we are determined to plan the roads and construction sites around trees of which some are more than 70 years old!

As wide areas of Saiyoi Hills Residence are kept untouched, a vast variety of wildlife can be found here.
